A Loan for Land Nobody Wanted

In 1821, an Irish immigrant named Nicholas Sparks took out a loan to buy 200 acres of land near what's now Bronson Avenue and Wellington Street. By most accounts, it was a bad deal the land was swampy, rock-strewn, and about as far from valuable as farmland got in that era.

The Lucky Break

Five years later, everything changed. In 1826, Lieutenant Colonel John By arrived to oversee construction of the Rideau Canal, and he chose to place its northern terminus just a few metres from Sparks's property cutting straight through the middle of his land.

Bytown exploded into existence almost overnight to service the canal project, and suddenly Sparks wasn't sitting on swampland anymore. He was sitting on the most valuable real estate in the Ottawa Valley.

The Windfall

Sparks began selling off lots within weeks, and the numbers are almost hard to believe: some parcels went for more than 400 times what he'd originally paid, and a few eventually sold for as much as 1,400 times his cost. By the time he died in 1862, he owned 440 properties across Ottawa. Sparks Street, right in the heart of downtown, still carries his name today.

The Takeaway

Sparks didn't get rich by being a visionary he got rich by already owning the right piece of ground when a huge infrastructure decision landed next door. It's a reminder that value in real estate often isn't about what a property is today, but about what's coming toward it. Keeping an eye on where a city is growing next is still one of the best things a buyer can do.
